Masterplan implementation design code

In June 2007 Naas Urban District Council approved a document entitled ‘Naas, Northwest Quadrant Masterplan 2007’ as the masterplanning basis for future development proposals that might arise on the lands within the subject area of the masterplan. The overall area of land covered in the masterplan document amounts to almost 300 hectares (740 acres), which is held in a number of different ownerships. The total parcel of land then in the ownership of Osberstown Development Limited amounted to approximately 120 hectares (296 acres).

RKD, along with RPS Group, and Gehl Architects, developed the masterplan Implementation Design Code, to facilitate the delivery of the objectives of the Northwest Quadrant Masterplan 2007. The Design Code amplifies the objectives of the masterplan to allow specific commitments to be agreed with the Local Authority as the basis of the gradual development of the subject lands, in order to realize the aims of the masterplan.

This Design Code document provides a design context for the development of employment zoned lands at Osberstown, arising from the principles and objectives contained in the NW Quadrant Masterplan 2007. The Masterplan Implementation Design Code Document is designed to form an essential reference for development, outlining the overall design philosophy. The document also sets out the parameters for the design of individual buildings in the subject area at Osberstown, so as to provide a comprehensive design guidance document for the development of individual site areas.

The issues covered in relation to individual sites include site planning, building design, sustainable design, landscaping, site works and signage. This Masterplan Implementation Design Code Document may also be used by the Project Manager as a reference framework, to ensure that the overall design intentions are implemented where sites have been purchased for development.

Detailed site development parameters for individual sites, including building zones, boundary setbacks, service wayleaves, landscape restrictions and other information will be made available as a basis for proceeding with design work. The overall objective of the development of the overall landholdings of the developers is to locate the different uses in order to achieve a mutually beneficial synergy between developments on the residential, employment and community zoned lands.
